ARDROSSAN DEVELOPMENT LAND
19.71 ACRE PROPERTY IN THE HEART OF ARDROSSAN
Multi-million dollar sewer expansion approved in December 2010 by Strathcona County will now allow Ardrossan to grow.
With a population of over 10,000 people within a 5 km radius of Ardrossan (Federal Census 2006) there is extraordinary opportunity for retail development.
Average household income is over $123,000 in Strathcona County, this is 43% higher than City of Edmonton, with expected growth at 2.6% for an average forecasted income of $158,000 by 2020 and $200,000 by 2030.
The Retail Market Anaylsis completed in January 2010 for Strathcona County also shows a large gap between current operating retail space at 2.5 million sq ft with a demand for 3.5 million sq ft and forecasted growth up to 5 million by 2030.
Ardrossan is already home to New Horizons School, Ardrossan Primary, Elementary, Junior and Senior High Schools, Holy Redeemer Catholic School, Post Office, Seniors Centre, Memorial Hall, Ardrossan Garage, General Store and Ardrossan Rec Centre, which is currently under going a 20 million dollar expansion and revitalization.
This 19.71 acre parcel fronts onto Sec Hwy 824 (RR 222), north boundary is main street and south boundary will soon have a brand new road providing access to the Ardrossan Rec Centre, Seniors Centre, residential development etc. to replace the current intersection along the railroad tracks.
Property is slated for Hamlet Commercial and Single Family Residential in the 1997 Area Structure Plan (ASP). The County is currently updating the ASP to incorporate the new needs of this growing region with a focus on sustainable development.
